Neighborhood Notices for March 2012

In First Ward (Chancery Hill, South Park), the BFS along Don Knotts Blvd. would like to build an addition to the gas station there. It extends an existing nonconforming rear setback, and that requires variance approval by the Board of Zoning Appeals.

The Board of Zoning Appeals Hearing is set for Wednesday, March 21, 2012 at 6:30 p.m. in Council Chambers.

Also in First Ward (Chancery Hill, South Park), a gentleman at 316 Simpson Street would like to build a covered carport connecting the existing house and existing detached garage. It’ll be approximately one foot from the side property boundry, and that requires variance approval by the Board of Zoning Appeals.

The Board of Zoning Appeals Hearing is set for Wednesday, March 21, 2012 at 6:30 p.m. in Council Chambers.

Nothing proposed for Second Ward (Greenmont, South Park).

In Third Ward (Wiles Hill, Highland Park, Sunnyside, Downtown), Verizon Wireless submitted a Development of Significant Impact Site Plan petition for the Hotel Morgan property. Verizon wants to build three wireless towers and use stealth walls to camouflage the antenna from view. A “Class II Telecommunications Facility” requires Planning Commission approval as a Development of Significant Impact.

Also in Third Ward (Wiles Hill, Highland Park, Sunnyside, Downtown), Sunnyside Properties, LLC, has submitted a Zoning Map Amendment petition for properties located at 300-304 Carson Street. He wants to change the zoning classification of the subject property from an R-3, Multi-Family Residential District to B-2, Service Business District. Zoning Map Amendment decisions are made by City Council in the form of an ordinance, however, the Planning Commission must first review the petition and make a recommendation to Council for or against the plan.

Also in Third Ward (Wiles Hill, Highland Park, Sunnyside, Downtown), GCF2, LLC wants to build a five-unit multi-family dwelling structure (with a total of 15 bedrooms) at 224 McLane Avenue. The proposed building design requires variance relief from the Sunnyside Overlay District design standards like cementitious siding, trim, vinyl shutters, cast-in-pattern brick mold relief foundation walls, recessed windows, and window transparency, which must be approved by the Board of Zoning Appeals.

Lastly in Third Ward (Wiles Hill, Highland Park, Sunnyside, Downtown), Car Tunes at 1233 University Avenue would like conditional use approval for an “Incidental Automobile-oriented Use” in the B-4 General Business District, which requires approval by the Board of Zoning Appeals.

In Fourth Ward (Suncrest, Evansdale, Sunnyside), Andrew Smith returns to resolve a petition that was tabled at the December 21, 2011 hearing. He converted a single-family dwelling at 426 Drummond Street to a professional services establishment. The change in use requires a six-foot-wide sidewalk and a ten-foot landscape buffer along the front. He’s looking for an exemption from the requisite sidewalk and a reduction in the width of the landscape buffer, which requires approval by the Board of Zoning Appeals.
